Speedy Commercial Loan for an Unusual Property

The Client

A broker approached us to help source a commercial loan for a client to facilitate the purchase a semi commercial property, for investment purposes. The property was in shell condition on the ground floor. The client had plans to turn it into a café. The top floor will be let out as a HMO.

The Situation

Due to the condition of the property on the ground floor, there wasn’t a mainstream lender out there, who would consider funding the deal. It can be a challenge securing finance for a property in such condition, however this wasn’t a case that we weren't willing to solve.

The Outcome

To get the wheels in motion we reached out to our extensive panel of lenders. We offered the brokers client multiple options and decided on a lender that suited their requirements. We conducted a valuation of the property, carried out all relevant checks and gathered all documentation required. Consistent communication with the broker, lender and solicitors meant that we were able to achieve a quick completion on this case.
