New Build Warranty Delivered in Just 3 Weeks

The Client

A client, buy-to-let landlord and business owner got in touch seeking a buy-to-let mortgage to expand his portfolio.

The Situation

We had secured an offer with a reputable lender within just 3 days of receiving the initial enquiry. However, new build warranty on the client’s property was required before proceeding with the deal. Thanks to our in-house Specialist Services team, we were able to act on this quickly.

The Outcome

We reached out to our warranty partners on panel, and referred the client straight away, to ensure minimal delays. Within 24 hours, our warranty partner had determined a reinstatement value and re-issued terms back to the client which included the 10-year LDI policy required by the lender. Upon receiving the new terms, they clarified all details with the client, which in turn led to warranty payment made within 2 days. 2 days later, they had inspectors out to the property to generate a completion report, which was completed in a day. Compliance checks were completed shortly after. The average timeframe to complete a warranty file on a standard home is approximately 4-6 weeks. In this case, our partners managed to secure the warranty file within 3 weeks! The broker involved in the deal received 40% of the income Crystal received for this case.
